Energy Performance Certificates

An EPC (Energy Performance Certificate) is the final product that results from the inspection by the domestic energy assessor (DEA) and will have an A to G rating (rather like white kitchen goods) on the graphic display below.



Energy Performance Certificates tell you how energy efficient a home is on a scale of A-G. The most efficient homes - which should have the lowest fuel bills - are in band A. The Certificate also tells you, on a scale of A-G, about the impact the home has on the environment. Better-rated homes should have less impact through carbon dioxide (CO2) emissions. The average property in the UK is in bands D-E for both ratings. The Certificate includes recommendations on ways to improve the home's energy efficiency to save you money and help the environment.

Energy Performance Certificates and your home

An Energy Performance Certificate is part of a Home Information Pack (HIP). The certificates are commissioned by the seller/landlord(or their agent) from a domestic energy Assessor, who visits the property to collect the relevant data and creates the certificate. This data includes the date, construction and location of the house and relevant fittings (heating systems, insulation or double glazing, for example.

Inventories

An Inventory and Schedule of Condition is a document introduced by the Independent Housing Ombudsman to protect both the Tenant and Landlord. An Inventory Report is a legal document, containing information and conditions of the interior of the property, fixtures and fittings and their condition, and the contents within the property, making notes of marks, chips or damage in the description, so that the landlord is not responsible for any damage or visa versa. This applies to whether the property is furnished or unfurnished.

Inventory Reports should be carried out by an Independent Inventory Company to exclude the letting agent, and to minimise any disputes between tenant and landlord.
